Why Milpitas chimneys need a different look
Do I even need a sweep if we barely light a fire? Often, no. But Milpitas sits on the valley floor at the base of the Diablo Range, next to Coyote Creek and the bay margin. Wind comes off the hills. Damp comes off the bay. That combination eats caps and chase tops faster than the flue gets dirty. Most calls here are not soot. Water and animal issues drive most of them, along with sale inspections.
The housing tells the story. Detached homes are largely 1960s-80s tract, with small masonry fireplaces, many converted to gas logs. Conversions often left the damper clamped and the flue unlined for gas. Newer townhomes and mid-rise units use sealed direct-vent appliances or prefab metal fireplaces. Those are not swept. They are checked at the termination and the gaskets. The vent run gets checked too.
Open flues attract birds and raccoons all spring. A missing or rusted cap is the reason. Rain leakage usually starts at the chase top seam or the crown, not inside.
At sale, ask for a Level 2 with camera footage, not a verbal pass. Gas-log conversions get flagged often in escrow here.
Bring photos of the top. Half of Milpitas problems are visible from the driveway.

- My fireplace was switched to gas logs years ago — does it still need sweeping?
It needs attention, though usually not a full sweep. Many of the 1960s-80s detached homes here have small masonry fireboxes with gas logs dropped in and the damper clamped or left open. We check the flue liner, the smoke chamber, and whether the damper is blocked open as it should be, plus the cap. Gas doesn't leave creosote, but these flues still collect debris, nesting material, and mortar that's spalled loose over decades. If yours was a wood burner before the conversion, old creosote is still up there.
- Something is living in my chimney. How fast can you get out?
Animal calls in open flues are common in Milpitas, and we treat them as time-sensitive. In most cases we can be out within a day or two. If we can hear or see that something is stuck rather than nesting by choice, we push it sooner. Once the flue is clear, the fix is almost always a proper cap with screening, because an uncapped or damaged-cap flue on the valley floor will get reoccupied.
- Water is coming down inside the fireplace when it rains. What's usually causing that?
Rain leakage is a large share of our Milpitas work. On the older masonry stacks it's typically a cracked or missing crown, a cap that's rusted through, or failed flashing where the chimney meets the roof. On the newer townhomes and attached units with prefab metal fireplaces, it's more often the chase top (the sheet metal lid on top of the framed chase). Those pond water, corrode at the seams, and dump straight down the chase. Wind off the Diablo Range and damp air near the bay edge are hard on both caps and chase tops, so this isn't unusual here.
- I'm selling and escrow wants a chimney inspection. What's involved?
Sale inspections are a large part of what we do in this city. We look at the firebox, damper, liner, crown or chase top, cap, and clearances, and we document condition with photos so the report stands up to a buyer's agent. For a tract home from the 60s through the 80s, the findings that come up most are crown cracking, a rusted cap, deteriorated mortar joints in the smoke chamber, and gas log installs that were never done to code. We'll tell you plainly which items are safety issues and which are cosmetic, so you're not negotiating over the wrong thing.
- What drives the cost up or down on a Milpitas chimney?
Access and construction type matter more than anything. A standard small masonry fireplace in a single-story tract home with a walkable roof is straightforward. Costs climb when the stack is tall, the roof pitch is steep, or the unit is in a mid-rise or attached townhome where we need building access, an interior route, or coordination with an HOA. Sealed direct-vent gas appliances are a different scope from an open masonry flue. And if we find a failed chase top or crown, repair is separate from the sweep or inspection. We'll say which category yours falls into before we schedule.
