Why San Jose fireplaces fail inspection

Water and ground movement cause most of what we find. Not fire. Rain during atmospheric-river storms lands on a cracked crown and soaks the flue from the top down. Seismic movement cracks stacks above the roofline, where nobody looks. Short, cool weekend fires leave more dust and soot than creosote. Smoldering cold-start fires leave the worst of it.

An inspection follows the smoke path. Refractory panels in the firebox, checked for cracks wider than a fingernail edge. Mortar joints for separation. Damper, worked by hand. Plenty are rusted shut or frozen open. Smoke chamber parging. Then camera up the clay tile liner, looking for shifted joints and missing rain caps. Nests in unused flues are common.

Prefab units from 1975-2000 subdivisions are a different job. The chase cover is the failure point. Flat covers pool water and rust through, then the Class A pipe and chase framing rot below.

Gas inserts now outnumber wood burners in daily use here. The frequent finding: an insert dropped into an original masonry flue with no stainless liner. The flue is oversized and cold. That produces condensation and poor draft, with spillage into the room.

Some homes need nothing. We say so.
