Why San Jose flues end up needing a liner

Most liner jobs here start with water, not fire. A cracked or missing crown lets atmospheric-river rain soak straight into the flue. Clay tile takes that water, then freezes and shifts. Add earthquake movement above the roofline and the tile joints separate. Pre-1940 brick chimneys in Naglee Park and Willow Glen often had no liner at all. The second common cause is a gas insert dropped into an oversized masonry flue with no stainless liner. Cool exhaust condenses. Mortar wicks it, then brick spalls from inside.

The install itself is a rooftop job. We size the liner to the appliance outlet, not to the old flue opening. Oversized is a real failure, not a shortcut. Broken tile shards and old nesting debris come out first; a flexible liner will hang up on them otherwise. Insulation wrap or poured mix goes on where clearance to combustibles is short, which is normal in prefab chases.

Some chimneys are not liner candidates. A stack with a failed smoke chamber and open mortar joints needs parging and masonry repair first. A rusted-through prefab chase cover gets replaced before anything goes down the flue.

Tile roofs slow the work. We walk them carefully or use standoffs.
